Buying and Selling a Home in Upcountry Maui
If you happen to be thinking about buying or selling your home on Maui, there are a number of things to consider. It’s important for buyers and sellers to consider recent market trends and current market conditions. There has been talk about interest rates climbing higher.
Maui inventory can be a major factor in purchasing a home. When there is low inventory, you can experience multiple offers on a home. Knowing the real estate market in the Upcountry Maui area is important in purchasing a home.
Having a local Maui realtor that is familiar with market prices, inventory and knowing the local neighborhoods can be invaluable. Upcountry real estate can vary from Haiku, to Kula Maui. Many times it’s a game of patience, waiting for the right property to come on the market, the right price, quality of construction and location is again where a local Maui real estate expert can be instrumental.
The art of negotiating the right price in the purchase of your new home is important. You must take into consideration how long the house has been on the market, how many offers were presented, and what the recent sales of comparable homes were in the neighborhood. Of course with that, calculating the square footage, quality of construction and how much land the property encompasses. Then there is the question of the right price. You may have a number in your head of how much you want to spend. Do you offer your top dollar amount or do you leave some money on the table to negotiate? Timing is of the essence in some cases. If a home is priced to sell and has all the bells and whistles, then you may need to move quickly and come in close to asking price, or risk losing the property.
There are a few things to consider when you are selling your home on Maui. Most importantly, how much did you pay for your home? The best scenario is when you bought the least expensive home in a neighborhood where home values are much higher. A big mistake some homeowners make is over-building in the neighborhood, and when they start the process to sell, calculating expenses, cost plus purchase price, sometimes you’re not going to get your investment back. Another situation I find is when someone builds their dream home, but doesn’t consider that someday life may change (for many different reasons) and then the home has to be sold. Hopefully, they kept in mind the possibility of “re-sell” and didn’t build their dream home that no one else will love.
So it’s time to sell your home on Maui, the first thing to consider is getting your home ready. Number one is getting rid of as much clutter as you can, less is more! Curb appeal is important. A fresh coat of paint can work wonders. Maybe cut back some plants or add a few plants to enhance the front of the home. Carpet and paint are pretty inexpensive, maybe change some knobs on the cabinets. There are a number of things you can do to get your home ready for the best presentation.
Do you really want to sell your home? Pricing your home too high can be a costly mistake. You want to hit the market and take advantage of being the new house on the block, priced right and ready to sale. Look at comparable homes sold in the last six months. Taking into consideration the neighborhood and market trends are very important in a successful sale of your home. Sometimes pricing a home can be an emotional decision, one can have sentimental ties to the house or a history that an outsider may not see at all. That is where a qualified real estate agent who knows the market can help you come up with the right price for your home.
