Luxury development in Wailea Resort. Papali Wailea is a condominium community of 24 detached custom single-family residences located in the Wailea Resort on the island of Maui. The Papali community includes an expansive recreation center with a large swimming pool, fitness building, bathhouse, and outdoor kitchen. Common area landscaping includes lushly vegetated slopes, tree-lined circulation lanes, and extensive landscaping at the site’s perimeter. I have to say I love the pool. While I was working on the sales team at Papali a couple of times, I could not resist swimming in the pool.
The site for the community is a 10-acre parcel located on the west edge of Wailea Alanui rd, at its intersection with Kilohana Drive. The site slopes gently toward the ocean, affording expansive views of the neighboring islands of Kahoolawe and Lanai, as well as Maalaea Bay and the West Maui Mountains. The site is located within convenient walking distance of the beach (5 minutes) and the town center (12 minutes). It is the last remaining development site Makai (towards the ocean) of Wailea Alanui Boulevard.
Recognizing that all Wailea oceanfront properties have already been developed, this community provides three important attributes instead of an oceanfront location: high architectural and construction quality, low density, and expansive views from all residences. As a single-family residential condominium, the community is similar in concept to the Maluhia at Wailea but significantly more affordable. Each residence is afforded the privacy that can only be provided by detached single-family residences. Unlike conventional condominiums, no attached or over/under neighboring units exist.

Each residence has two private entries and extensive private exterior spaces. Developed at a density of 2.4 residences per acre, it is less dense than the surrounding single-family communities of Wailea Kai and Wailea Kialoha. The community provides all of the “lock and leave” amenities provided by Wailea’s premier condominium communities: a large swimming pool and fitness center, an onsite manager’s office and apartment, and extensive landscaped grounds. Unlike the ownership imperatives of single-family residences, the homeowners’ association will collectively maintain these facilities. The residents enjoy all of the amenities of single-family home ownership with none of these liabilities.
The site development strategy is intended to maximize the views and privacy of each residence. These are amenities that are not generally provided in typical condominium developments. To ensure their provision, the site is graded with four essential terraced “benches” that step down the hillside with 16′ vertical separation. These benches create platforms for the construction of individual residences. Each level of residence is provided with expansive views across their downhill neighbors. These views will be protected by giving one-level residences with shallow roof pitches. Privacy between units is supplied with the planting of trees (limited in height) along the circulation lanes and hedges between units.
One essential floor plan configuration has been created to address many residents’ requirements. The residence provides 4,150 s.f of total living area. This comprises 2,530 s.f. of enclosed living area, including 3 bedrooms and 3 1/2 bathrooms, a 470 s.f. Garage and 1,150 s.f. of lanai/courtyard area. The residence will be measured as having 2,328 s.f. of net interior area for regulatory condominium purposes. To ensure maximum convenience and livability, all the residences are single-story, with one continuous floor level. No stairs or level changes are required.
The residence has been designed to provide the amenity of larger, year-round single-family residences. With three individual bedroom suites, it will accommodate two additional couples for an extended period and with exceptional privacy. With the attached garage and a 150 sf storage room, the residence has convenient access and bulk storage for much larger residences.
At Wailea and Makena, most condominiums are stacked units with limited view frontage (30′-36′) and relatively deep. Accordingly, living spaces are constrained by limited ceiling heights and limited window opportunities. By providing detached single-family residences with a 50′ view frontage, Papali sets a new standard for condominiums. All ceilings slope from 9′ to 12′, and the interior atrium rises from 12′ to 18′. All bedrooms and living spaces have extensive window walls to allow abundant daylight and to provide natural ventilation.
The kitchen, living room, dining pavilion, and master bedroom all have dramatic west-facing views of the ocean and to the islands of Lanai and Kahoolawe. The two guest bedroom suites open into private walled courtyards with views of Haleakala visible over the tops of the enclosing walls.

The site has been configured to capture the prevailing winds for natural ventilation. Although provided, it is hoped that air conditioning will not prove necessary. Landscape development will promote the use of ground covers and other materials that, once established, minimize the need for intensive irrigation and maintenance. Solar panels will heat domestic hot water.
The roof elements have been separated from the enclosing walls by providing a ribbon of continuous awning (venting) windows. All rooms have ventilation on two sides, with the dining pavilion having three-sided ventilation. All living spaces and bedrooms have 12 lineal feet of venting strip window at the top of the side wall and 12 lineal feet of glazed window wall that utilizes “lift and slide” hardware to connect interior spaces to exterior terraces. Two-zone air conditioning will also be provided.
