What’s New in Home Trends?
What’s your style? Are you into organic modern, dark and moody colors or are you all about kid zones and listening rooms? According to a recent article in Realtor Magazine, home designs are becoming a mishmash of many styles. On one end, there’s calming, Zen-like retreats in softer color palettes, while on the other end, it’s all about dark and moody colors that are bold and memorable.
Whatever your style, there is something for everyone. Moody seems to be the theme this year, with searches for “moody living rooms” and “moody kitchens” rising. Bright whites and light grays are out, and dark and moody colors are in. Sleek lines and modern design, along with the use of natural forms and materials, are also in style.
Do you have a reading room? Solitary reflection and reading are high for homeowners, so if you have a reading corner or a library wall, you’re in vogue. If you find your home lacking, no worries. A little book nook will do 🙂
Of course, you’ll want to have a listening room. Who knew? Online searches for listening rooms have doubled. Hmmm….I guess a listening room is any room that allows you to listen. Seriously, a dedicated listening room is a room specifically designed for optimizing sound quality. Building a dedicated space for listening to music may be complex and expensive, but it’s the ultimate for anyone who wants to maximize listening potential.
Speaking of the ultimate, don’t forget the cold plunge. Brrr! Cold water plunges reduce inflammation and having your plunge is all the rage. But, if emerging yourself in water temperatures between 40-50 degrees Fahrenheit isn’t appealing, you can settle for an indoor sauna or backyard spa.
Zen gardens are in and outdoor leisure spaces are trendy. Do you have room for a bocce court or bowling alley? Hmmm, perhaps you can settle for a simple game room? Recreational space is gaining popularity, including kid zones. That’s right, your kid now needs a gaming bedroom. Really?
Whatever your style, rest assured that home trends come and go. What’s most important in your home is what matters most to you and your family. You may not have a cold plunge, a dedicated listening room, a library or a game room, but I bet you have a deck of cards, a good book and a quiet place to cuddle up after a cool rinse in the shower. And. That. Is.Enough.
Negotiating with Collaboration and Empathy
When purchasing or selling real estate, having an adept negotiator on your team is critical to your success. It’s easy to find yourself locked in a position when it comes to your most valuable asset. It’s not uncommon for Buyers and Sellers to dig in their heels concerning price and terms, but if you want your negotiations to be successful, it’s important for you to remain adaptable and open-minded.
Many people think that great negotiation means that I win and you lose, but great negotiation really comes down to great collaboration. In negotiation, it is incredibly important to consider the other side’s perspective and to listen well. It’s also important to remain calm and composed. Your emotions can derail the negotiation process, so do your best to manage your emotions and maintain a level-headed approach.
The reality is that in most negotiations, compromise is inevitable. Of course, any compromise you make should align with your overall objective – a successful real estate transaction. So, hire a highly qualified agent with strong negotiation skills and strategies. You’ll want someone to establish a good rapport with the parties and identify common ground areas. When it comes to successful contract negotiation, finding common ground and developing good rapport with the other parties in the transaction creates collaboration. And collaboration leads to positive outcomes.
Tactical empathy is one of the best ways to foster collaboration in negotiations. According to former FBI hostage negotiator Chris Voss, the art of successful negotiation is a collaboration rooted in empathy. Chris defines tactical empathy as becoming completely aware of the other side’s perspective, their point of view, their take on things, how they see it, and what they feel. It is the deliberate influencing of your negotiating counterpart’s emotions to build trust and securing deals.
How do you build trust? Influence? By making the other party feel heard. Do your best to avoid denials and disagreements. Remember, negotiations are not arguments. Even if you don’t agree with what the other side is saying, you don’t need to tell them so. Just make them feel heard. And, watch your tone of voice. The tone you use is more important than what you say. That’s because your tone evokes emotion in people. By developing a positive and effective tone, you can enhance your communication skills and foster stronger connections. The key in using tactical empathy in negotiations is the ability to recognize the perspective of a counterpart and the vocalization of that recognition.
Realtors aren’t hostage negotiators, and you likely aren’t either, but we can all learn to employ tactical empathy when we negotiate. After all, the more we can incorporate empathy into our negotiations, the more likely we’ll keep the tactical upper hand.
Bottom line: Negotiation is a collaborative problem-solving process requiring high sensitivity and emotional intelligence. Reaching a positive outcome in a complex real estate transaction is achievable when you hire a skilled negotiator and remain adaptable, flexible, and open-minded. You will succeed by employing tactical empathy, building trust, and creating an environment of collaboration.
