117 Hokupa Street, Hāliʻimaile, Makawao, Maui
MLS #410639 | Sold for $1,695,000 | Closed August 28, 2026
I’m pleased to share the recent sale of 117 Hokupa Street in Hāliʻimaile, Maui, located in the desirable Hokuʻula community. I represented the buyer in this transaction, which closed on August 28, 2026, for $1,695,000.
The property offered 4 bedrooms, 2.5 bathrooms and approximately 2,280 square feet of living area, situated on a lot of approximately 7,547 square feet.
But when I look back on this sale, what stands out to me is more than the house itself. Hāliʻimaile is one of those Maui communities that offers a lifestyle that can be difficult to match: Upcountry living, proximity to the North Shore, easy access to Makawao and Pāʻia, and a genuine sense of community. It’s just a ten minute drive to Paia Town, Baldwin Beach is right around the corner. If you are into windsurfing, or surfing, Hookipa Beach is just 15 minute drive.
For buyers searching for a home on Maui, Hāliʻimaile is really a consideration.
Why Hāliʻimaile Is Such an Interesting Maui Community
Hāliʻimaile sits in a unique location between Maui’s North Shore and Upcountry communities. It has a rural, historic character, yet it is surprisingly convenient. I love the location, it’s right in the middle of the Northshore and Upcountry.

From Hāliʻimaile, historic Makawao Town is only a few miles away, while Pāʻia and the North Shore coastline are also within a relatively short drive. Kahului and the airport are easily accessible as well. Local Hāliʻimaile tourism information describes the community as just minutes from Makawao and Pāʻia and approximately 15 minutes from Kahului Airport.
That location is one of the reasons I believe Hāliʻimaile can appeal to such a wide range of Maui buyers.
You can live Upcountry without feeling isolated.
Drive downhill and you have Pāʻia, Baldwin Beach, the North Shore and access to Kahului. Head in the other direction and you have. Makawao, Pukalani, Kula and the rest of Upcountry Maui.
For someone who enjoys both Upcountry and the North Shore, it can be an excellent compromise.
The Hokuʻula Neighborhood
117 Hokupa Street is located within Hokuʻula, a residential community in Hāliʻimaile.
One of the things buyers often appreciate about neighborhoods like Hokuʻula is the combination of a newer residential setting and Hāliʻimaile’s established Upcountry surroundings. Contact Steve for more information on developers units available for sale.
Instead of the large acreage properties found in some parts of Haiku, Kula and Makawao, homes here can provide a more manageable residential lot while still giving homeowners access to the Upcountry Maui lifestyle. 2-acres can be a lot of work speaking as a homeowner with a large parcel. It really depends on what you’re looking for, I like having fruit trees, chickens, and some open space. Or a life with just lock the door and go explore the island, more golf and beach life.
At 117 Hokupa Street, the approximately 7,547-square-foot lot combined with a 2,280-square-foot, four-bedroom home created a particularly attractive package for the buyers.
Over my many years selling Maui real estate, I have found that buyers don’t always want the largest piece of land or the biggest home. Often, they are looking for the property that best fits the way they actually want to live.
117 Hokupa Street accomplished that.
Makawao Is Just Minutes Away
One of the biggest advantages of living in Hāliʻimaile is being close to Makawao Town.
Makawao remains one of my favorite Maui communities because it has retained so much of its Upcountry character. Its paniolo history, local shops, galleries, restaurants and small-town atmosphere distinguish it from Maui’s resort communities. Historic Makawao is only about two miles from the central Hāliʻimaile area.
For Hāliʻimaile residents, Makawao becomes part of everyday life rather than simply somewhere to visit.
Groceries, restaurants, schools, professional services and community activities are all nearby.

Pāʻia and Maui’s North Shore
Head downhill from Hāliʻimaile and you quickly reach Pāʻia and Maui’s North Shore.
Pāʻia is approximately three to four miles from the Hāliʻimaile area, depending on your starting point and destination.
Pāʻia offers restaurants, shops, cafés and one of Maui’s most recognizable small-town environments.
Just beyond town are the beaches.
Baldwin Beach Park is roughly five miles from central Hāliʻimaile, making a morning walk, swim or sunset trip to the beach very convenient.
Continue east and you reach Ho‘okipa, internationally known for surfing and windsurfing.
This proximity to the ocean is something that makes Hāliʻimaile different from many traditional Upcountry locations. You can enjoy cooler elevations and a country atmosphere while remaining close to the North Shore beaches.
For people who surf, windsurf, paddle, walk the beach or simply enjoy being around the ocean, that’s a significant lifestyle advantage.

Restaurants and Things to Do Around Hāliʻimaile

You don’t have to leave the community to find one of Maui’s best-known restaurants.
Hali’imaile General Store has been a landmark of the area for decades and is a popular destination for both residents and visitors. There is also Malia Coffee Co. – The Kettle for a local coffee stop.
Hāliʻimaile has also developed into an interesting destination for Maui agriculture, food and local craftsmanship. Maui Pineapple Tour provides a connection to the area’s pineapple-growing history, while Makai Glass Maui adds another dimension to the local arts community.
Residents are also close to Makawao’s restaurants and cafés and can be in Pāʻia within minutes for even more dining choices.
That’s another part of Hāliʻimaile’s appeal: it still feels like a small Maui community, but you have a surprising amount available
within a relatively short drive.
Schools Near Hāliʻimaile
Families considering Hāliʻimaile also have several public and private educational options in the surrounding Upcountry area.
Nearby public schools include Makawao Elementary School, Samuel Enoka Kalama Intermediate School and King Kekaulike High School. Real estate data for the Hāliʻimaile area places Makawao Elementary and Kalama Intermediate at roughly two miles away and King Kekaulike at approximately three miles, although actual driving distance will vary.
Private-school options in the broader Upcountry area include Seabury Hall and Kamehameha Schools Maui, among others.
Buyers with school-age children should always verify current school boundaries, enrollment requirements and availability directly with the applicable school or Hawai‘i Department of Education.
Hāliʻimaile and Hokuʻula Real Estate
The sale of 117 Hokupa Street also illustrates something important about Hāliʻimaile real estate.
Inventory here is relatively limited.
Unlike Kihei, Wailea or some of Maui’s larger residential areas, Hāliʻimaile is a smaller community. When an attractive property becomes available, buyers who specifically want this location may have relatively few comparable choices. The surrounding area includes everything from established plantation-era neighborhoods to newer homes, vacant land and larger rural properties.
That variety makes local knowledge particularly important.
A buyer considering a home in Hāliʻimaile may also want to compare properties in Makawao, Pukalani, Haiku and Kula. Each community has a different climate, elevation, lot size, neighborhood character and relationship to the North Shore.
There isn’t one community that’s right for everyone.
The goal is finding the part of Maui that’s right for you.

Representing the Buyer at 117 Hokupa Street

I was pleased to represent the buyer in the purchase of 117 Hokupa Street. A real estate transaction involves much more than finding a property online and writing an offer.
My job is to help a buyer evaluate the property, understand the neighborhood and market, review comparable sales, negotiate the transaction and work through inspections, disclosures, financing, escrow and the many details that come up between acceptance and closing.
Having lived on Maui for more than 50 years and sold Maui real estate for more than 30 years, I bring a perspective that comes from watching these communities evolve over decades.
I know the North Shore and Upcountry areas particularly well.
I’ve worked throughout Haiku, Hāliʻimaile, Makawao, Pukalani, Kula, Pāʻia and Spreckelsville, as well as Wailea, Makena and other Maui markets.
For buyers relocating to Maui, understanding these differences is especially important. A property can look perfect online, but location, wind, rainfall, elevation, traffic patterns, access, neighboring properties and even the orientation of the home can dramatically affect how you’ll experience living there.
Local knowledge matters.
Why Work With Steven Nickens and Hawai‘i Life?
Whether you are buying or selling a home in Hāliʻimaile, Haiku, Makawao, Kula or anywhere else on Maui, I believe experience and local knowledge make a difference.
I’ve spent more than five decades living on Maui and more than three decades working in Maui real estate.
I don’t just sell houses here. I’ve watched communities grow and change. I’ve seen multiple real estate cycles. I’ve represented buyers and sellers in everything from residential homes and condominiums to luxury properties, CPR parcels and large acreage.
That experience helps me look beyond the asking price. For sellers, my goal is to combine that local experience with professional marketing, strong internet exposure and knowledgeable representation.
For buyers, my goal is to help identify the right property—not simply make a sale.
Working with Hawai‘i Life Real Estate Brokers adds the strength of a respected statewide real estate company, professional marketing resources and extensive online exposure to my local Maui experience.
It’s a combination that works particularly well for Maui real estate: local knowledge backed by statewide reach.
Looking for a Home in Hāliʻimaile or Upcountry Maui? The closing of 117 Hokupa Street for $1,695,000 is another example of the continued appeal of Hāliʻimaile and Maui’s Upcountry communities.
If you’re interested in Hāliʻimaile homes for sale, Hokuʻula real estate, Makawao homes, Haiku properties, Kula homes or Maui North Shore real estate, I would be happy to help you evaluate what’s currently available.
And if you’re thinking about selling a property in Hāliʻimaile or Upcountry Maui, I can prepare a market analysis and discuss recent sales, current competition and a marketing strategy designed specifically for your property.
Every Maui property has a story.
After more than 50 years of calling Maui home, I still enjoy helping buyers discover the community that feels right for them and helping sellers successfully move on to their next chapter.
