Makena Surf was originally developed in the 1980s and expanded in the early 1990s. The community contains approximately 107 condominium residences in six buildings, generally identified as Buildings A through F.
Unlike a high-rise resort, Makena Surf consists of low-rise buildings of approximately two to three stories. This helps preserve the open feeling, landscaping, ocean views and residential character that have made the property so desirable.
The original residences were primarily two- and three-bedroom floor plans, although some units have been combined or extensively remodeled over the years. Because of those changes, buyers should evaluate the specific square footage and configuration of each residence rather than assume that every unit in a particular building is identical.
Makena Surf residences can range considerably in size. Examples of floor plans represented in the current and recent market include approximately:

C106 is a two-bedroom, two-bath residence with approximately 1,600 square feet of interior living area. The condominium offers unobstructed ocean, neighbor-island and sunset views and is located in Building C. Its expanded lanai and indoor-outdoor design are especially appealing.

Two bedrooms, two bathrooms and approximately 1,038 square feet.
A101 — $4,995,000
Two bedrooms, two bathrooms and approximately 1,644 square feet. A101 underwent an extensive renovation completed in 2022 and enjoys a ground-level location close to the beach. Pending properties are important when evaluating Makena Surf because they help demonstrate the level of current buyer activity, although their final selling prices will not be known until the transactions close.

A103 was an exceptional three-bedroom residence offering approximately 3,415 square feet of living space. Its size makes it substantially different from most Makena Surf condominiums and explains why it should not be treated as a direct comparable to a standard two-bedroom residence.
F207 — Sold June 3, 2026 — $4,150,000
F207 is a two-bedroom residence with approximately 1,313 square feet. The property featured extensive renovations along with unobstructed ocean views.
F108 — Sold June 18, 2026 — $3,950,000
F108 is a ground-floor two-bedroom, two-bath residence ofering approximately 1,510 square feet, with the living, dining and kitchen areas opening toward the lanai and lawn.
E205 — Sold July 2, 2026 — approximately $4,000,000
This two-bedroom, two-bath oceanfront residence contains approximately 1,313 square feet and features panoramic ocean and outer-island views.
These four sales produced an average selling price of approximately $5.28 million, although that figure is significantly influenced by the exceptional $9 million sale of A103. For buyers and sellers, individual unit location, building, floor level, view corridor, renovation quality, square footage and proximity to the ocean all need to be considered when establishing value.
